My wife and I want to purchase some residential rentals. The market here is pretty good for that, homes that need rehab can be had through wholesale for as little as $8,000, and I've seen tenant occupied cash flowing properties for as little as $15k.

We have cash on hand to do some of this, and at these prices I don't really want to finance, since I couldn't get a mortgage for any of these properties anyways.

I recently remembered hearing about government grants for small businesses and we'll, I'd love to get back some of that money I've been giving the gov every year. :-)

I've started doing some research into the SBA and on grants.gov.

Anyone have experience with using government grants for business? My wife is a female (hey, in 2020 you can't assume gender) and "minority" if that makes a difference.

I do.

Pretty much limited to 2 options which one is paperwork intensive.

Fed doesn't give grants to private sector, only to non profit organizations. So form a non profit, get a grant then loan the money to yourself. This is a paper jungle, but you can be employed by the non profit you own, paid by the grant you get and the interest you pay on the loan to yourself. Basically you throw money in a circle from The non profit acquiring property in your name or a corporation you form at the same time as The non profit.

The other way is through state or local program s that are for low income housing. I know AZ has programs as well as grants for first responder/ first time home buyer/ other qualifications.

Thanks, I'll look into the second option.

The first made my eyes cross.
