We are in the "what's the next step in downsizing?" phase, and are considering a move to the New River area, or somewhere within a 45 minute drive of Peoria, where one of the kids lives. Any local intel? Looking for at least an acre maybe up to 5. Nothing too fancy, just nice with room for the dogs......

New River is not a bad choice if you want to be away from HOAs. Depending on the area of NR your neighbors could be decent people that leave you alone or crackpots that have nothing better to do than be in your business. NR suffers from the heat of the valley also. Wickenburg is a little further than a 45 minute drive,but a "small town" feel and better for being left alone. The weather there is similar to Payson weather but closer to PHX weather.

Please read JDoza's comments carefully. New River used to be a kind of get away from it all place. But there is also a tremendous water shortage.

Since you are going to be wanting access to Peoria, I second the Wickenburg suggestion. City services, plenty of land, and easy access to Phoenix and Las Vegas. Lots of restaurants in the downtown area. They put in a bypass around the downtown so traffic is very minimal from Phoenicians driving to Vegas.

If I was interested in moving south I would be looking at Cave Creek, Anthem, or Carefree.

Thank you all, I am crossing New River off the list, but have some other areas to look at....
