View Full Version : Reno/Sparks AO vs PHX - Quality of life Q's

Tribe, I was in Houston & ATX a month ago looking at warehouse/light industrial space with some locals (friends & extended fam who've lived there for years) and am looking at 3 buildings in Reno/Sparks early next month. Have started getting referrals for a industrial Realtor in PHX. I spent a few days in downtown PHX with friends post mexico way and throughly enjoyed it, even the heat.

Anyone currently living/working there or around TRIC that can give me some feedback on the area?

Gabe & Greg have already opine'd upon the virtues of Arizona a few times. TX is still in the running, right now we're at cost, power and taxes vs. tax breaks.

Texas property taxes unchecked the box for me. Yeah...I kniw all about no state income tax...but there is no comparison.

Rno/Spks area has some nice things going for it - lots of gang activity, plenty of targets. Housing costs is the biggest reason to not be there. Not sure of what you are looking at, but to live in a nice area you will have a long commute or live in a cess pool. RPD and WCSO did have a web site for police reports, cross check that against homes for sale. Really nice area and lived there for 10 years, some of the kids moved back and have left due to crime and housing costs. Working stiffs can't afford it, so the community is mostly transient or Cali refugees.

Osage, thanks for the heads up on the crime stats. Found plenty where I was looking to rent. Site is being reconsidered, most of the Eastern half of Reno and most of Sparks is in a 100 year flood zone. We've considered TRIC but are no where near the scale of buying & building there.

It does it's called Lake Tahoe, it's right on the CA border not too far from Reno area. It can be pretty baller up there but most people local to Reno day trip or rent, hotel, etc.

Carson City is more affordable than Reno Sparks, you might try looking there and servicing the whole area. There is a newer connector highway that makes travel a lot faster. There is also Silver Springs that has a highway to TRIC but that place is still very undeveloped and the workforce there would probably not be a good one.

How do you compare Reno to Phoenix? The market in Phoenix would be so much bigger, bit of a different beast in my mind. Quality of life in Reno can be pretty good.

I don’t like looking at no mountains. Other then that I like it there better then Georgia. Really I feel like I’m home west of the Mississippi.....
