I own a property that I rent out. The majority of those that rent from me are college students and as such can be difficult to deal with. I treat them all fairly though with no favoritism, keep the property in good repair and try to keep them happy. Most of the time this is not repaid with anything more than a "thanks" but every once in a while something unexpected happens. Just had a tenant turn in his notice. He's a forestry worker in the summers to pay for school and as a parting gift he gave me this as he said he had no need for it where he was going to be headed.

To say I was surprised was an understatement and it just goes to show that to live and treat well can go a long way sometimes.
